This is a value-add project currently still under renovation. It is close to major highway and Atlanta Hartsfield International Airport. We have replaced the whole exterior, including roof, gutters, siding, and new paint for bricks. We also completed renovated many interior units. The NIP (Noise Insulation Program) government program by Atlanta airport will help us upgrade all doors and windows to reduce noise level by a lot.

We have a portfolio of high quality residential rental portfolio. All properties in the portfolio have passed our financial model analysis, demographic analysis, and market value analysis. We also do large and small upgrades to the properties we acquired to make sure they are easy to rent and easy to maintain.

FLIPPING

We also do residential and commercial flipping projects. We do though market analysis for accurate ARV (after rehab value), estimate renovation cost with contractors we trust, and manage the process diligently to make sure projects are done properly. We usually keep two options after value-add projects are done - hold it for cash flow or sell for profit, based on our objective and market situation.
